Limited project documentation & details: This was managed via on-going clarification directly with the client and Architect to ensure that the desired client outcomes were delivered.

Safety management on job: The demolition works in close proximity to busy traffic network and power lines needed careful consideration. This was managed through safety plans review, high level traffic management and liaison with SAPN. Spotters and extra safety precautions were also implemented throughout the construction phase.

Latent condition of existing slab: Existing slab was originally documented to be retained and used part of the new build, however Sarah established through early investigation works in consultation with the project structural engineer that the slab was not suitable to support the new build. As a result, a completely new slab redesign, demolition of existing slab and civil prep work had to be undertaken in addition to contaminate soil management, all while ensuring that the structural steel already in fabrication would work with the new slab design.

Major transformation: Compared to what was previously existing and the interface between materials and high quality of finishes resulted in a sleek design.

Results driven: Sarah’s Coordination and communication to external contractors and suppliers for the duration of the delivery ensured a seamless outcome for the client.

Sarahs transparent communication: The client appreciated Sarah’s open, detailed and transparent communication; proactive issue resolution ensured a positive relationship and positive, fit for purpose outcomes.

Improved Design: Sarah provided additional advice above and beyond what was required, which resulted in an overall improved design. For example, with the external areas, we added an exposed aggregate concrete path which elevated the overall aesthetic of the external building

Sarah’s construction knowledge: Capitalising on our expertise enabled the best time saving and cost effective slab solution to mitigate identified foundation issues.

Management of procurement: Sarah endeavored where possible to order long-lead time items as early as possible to ensure delivery in line with programming. This is increasingly important in today’s market conditions which are constantly impacting delayed on materials, as a result the project was able to be delivered on time.
