Adding architectural details

The Level 1 administration offices feature an exposed ceiling, with tie beams designed to function as window headers, however the structural design included larger beams that protruded into the room.

To marry functionality and the architectural intent, Sarah’s team finished the walls to the underside of the beams topped with folded aluminium flashing.

When applied to the entire perimeter of the building, this initiative has produced a pleasing architectural feature, and is an example of Sarah’s best-for- project approach.

Balancing form and function

The building’s staircase was initially designed with a fully welded, stainless steel handrailing, but during construction the client requested a change to timber to tie in with the building’s timber screening panels.

To ensure that the timber rail was both stunning and strong, Sarah’s team sourced material able to be formed into the required bends and lengths and engaged a specialist carpenter.

The result is a perfect balance of form and function.

Alternative floor finish

The building was initially designed with a polished concrete floor; however, the slab was ultimately poured too low, and despite extensive remediation works it was deemed to be unsuitable for this treatment.

Sarah’s team worked alongside the architect and the client to propose an alternative vinyl plank flooring product, which is durable and has enhanced the amenity and brightness of the spaces.

Working under live services

The two-storey structure is immediately under live overhead electricity lines with very limited clearances.

With safety the team’s top priority, Sarah’s team commenced detailed planning for exclusion zones and extensive scaffolding on the western elevation, eliminating the safety risks associated with working from elevated work platforms.
All site personnel were comprehensively inducted and attended regular safety toolboxes, and the project was completed without incident or near miss recordings.

Interface management  

The project site is located on one of Adelaide’s busiest arterial roads, and adjacent a site under development as a mixed-use precinct.

Sarah’s team shared the main access with the development’s service contractors and held regular coordination meetings to ensure neither project was adversely impacted.

Delivering complex elements on time

Sarah’s team understood the client’s requirement for the new store to be delivered in time for the busy Christmas season.

Leveraging Sarah’s design experience, the team conducted a comprehensive review of the structural and architectural drawings, with a focus on construction methodologies to suit the fast-track program.

After determining the greatest opportunities existed with the timely and integrated procurement of the structural steel and the concrete precast panels, these elements were prioritised, and arrived at site earlier than forecast.

An integrated approach to managing subcontractors TBA

As well as the contracted scope, Sarah’s team coordinated $1.5 million worth of works delivered by the client’s own subcontractors including electricians, plumbers, AV installers and landscapers familiar with the Hurley Group’s bespoke requirements.
