The new purpose-built aged care service in Aberfoyle Park, with capacity to accommodate 100 people, is Resthaven’s largest facility. With a focus on high quality, attractive construction, built to fit into the local neighbourhood and community, Sarah delivered a safe and welcoming space for Resthaven’s residents.

The client design requirements included building spaces to promote community participation, such as a community “hub” and Internet Café. The project also included extensive landscaped areas that are protected, secure and safe, to provide residents with the ability to engage with gardening and sensory activities.

Sarah delivered the project on time, fulfilling the client priority to open the facility with patients moving into rooms, in mid-July 2018.

Building Spaces to Promote Community Living In Aged Care

Design Challenges and Creative Solutions

  • Existing ground conditions of sand and sandstone, combined with high-level in-ground water, created challenges during the laying of the footings. The Sarah team tackled this through two methods. Firstly, by programing a series of smaller concrete pours for the footings, so trench stability could be managed for each pour. Secondly, the team also set-up a series of temporary wells, to trap water, so it could be pumped-out from these locations.
  • The project included a large amount of landscaping architecture, with complex logistic management required for civil works. Many rooms included a private courtyard garden, only accessible through the bedrooms. This required the Sarah team to manage the construction schedule to leave the bedrooms unfinished for garden machinery to drive through them, to complete landscaping works inside the courtyard, with the bedrooms finalised after landscaping.
  • An important design requirement for the client was to ensure the building made a visual statement, didn’t look too commercial and maintained residential functionality. To create this, the Sarah team sourced a variety of innovative external facade materials not often used in Australia, including a mix of Righwood Duralcad board, Exo-Tec and Knotwood aluminium systems.

This streamlined issues resolution and ensured that Resthaven were delivered the business outcomes they needed.
  • The client was thrilled with the project outcomes, already receiving a range of positive feedback from both staff and patients, regarding the level of excellence of the functionality and operations of the new facility.

  • Sarah delivered value-add through our experience of innovative structures. One example of this was through the re-design of a significant retaining wall. Originally scoped to be concreted insitu, the Sarah team took the initiative to change this design to pre-cast panel. This delivered time saving, positive risk management, without any compromise to structural integrity.
  • Sarah’s superior attention to detail across the entire project, delivered Resthaven with high-quality building finishes. Through intelligent design and consideration of patient needs, especially the high needs of dementia patients, the Aberfoyle Park facility delivers functional operation that sets a new benchmark for Resthaven’s facilities.
